Inspection and testing services

Five services, one standard. Whether it's a home purchase, a commercial acquisition, or a specific concern like mold or radon, every inspection is led personally by a certified engineer with 35 years and 25,000 inspections behind him.

What every engagement includes

Whichever service you book, the same person does the work. Luis Bigit, a certified engineer with 35 years and more than 25,000 inspections behind him, leads every inspection personally rather than handing it to a subcontractor. Findings are explained on site as they come up, and the written report is delivered in plain language, built to be used in negotiation rather than filed away. Clients are encouraged to attend; it is the fastest way to understand a property before you are committed to it.

Every residential inspection also carries eight protections at no additional cost, including a 90-day limited structural and mechanical warranty, MoldSafe, SewerGard and roof protection. Those are set out in full on the warranties page.

Which services are usually ordered together

Buying a house: residential inspection, most often with radon testing added
Older home, finished basement, or a history of water: add mold testing
Investment or commercial purchase: commercial inspection, scoped to the building type
Two-family and small apartment buildings: handled under the commercial practice

Radon and mold testing are both commonly added to a residential inspection at the same visit, which saves a second appointment and puts every result in front of you before your contingency period runs out. Either can also be booked on its own if you already own the property and want a specific question answered.

Choosing between residential and commercial

The dividing line is the building rather than the price. Single-family homes, condos and co-ops fall under residential. Offices, retail units, warehouses, mixed-use buildings and multi-family properties fall under commercial, where the systems are larger, the documentation expectations are higher, and the scope is set against the property type. Inspector training is the one service here that is not about a property you are buying. It provides supervised field hours and mentorship toward a New York home inspector licence, for people entering the trade.
