Residential property inspections across Long Island & NYC

A home is the biggest purchase most people ever make, and the inspection is often the last real chance to know what's actually going on inside the walls before signing. From a split-level in Massapequa to a Tudor in Garden City, a two-family in Bay Ridge, or a co-op in Forest Hills, every residential inspection across Nassau County, Suffolk County, and New York City is led personally by a certified engineer, with a plain-language report built to hold up at the closing table.

What this means for your home

Most home inspectors in New York are licensed under the state's home inspector law. Architects and professional engineers are exempt from that licensing requirement because their training already covers it, and it shows up in the findings. When a report flags a structural concern, a foundation crack, or a load-bearing question, it's backed by engineering judgment, not just a checklist observation. That's the difference buyers' attorneys notice, and the reason so many of them recognize the name on the report.

What's inspected

Following New York's standards of practice for licensed home inspectors, every inspection covers the major systems and components of the home:

Roof, attic, and visible insulation
Exterior, grading, and drainage
Foundation and structural components
Electrical system and panel
Plumbing system and fixtures
Heating and cooling systems
Interior components and finishes
Built-in kitchen appliances
Ventilation and moisture indicators

Many buyers on Long Island pair the general inspection with radon testing or mold testing, especially for older homes with basements or a documented history of water intrusion. If you're evaluating a two-family or small multi-unit property instead, our commercial inspection may be the better fit.

How it works

Depending on the size of the home, a full inspection typically runs two to four hours. Buyers are welcome and encouraged to attend, walk the property alongside the inspector, and ask questions as issues come up in real time, rather than reading about them cold in a report days later. A detailed written report, with photos documenting any findings, is delivered shortly after the inspection is complete.

New York requires home inspectors to hold a license from the Department of State, or to be a licensed professional engineer or architect acting within their scope of practice. Every Northeast inspection is performed under that standard.

Every inspection is covered

All the protections described on our warranties page, including the 90-day structural and mechanical warranty, MoldSafe, and SewerGard, are included automatically with every residential inspection at no extra cost. Buyers across Nassau County, Suffolk County, Queens, and Brooklyn consistently point to the same things in their reviews: a report that holds up under scrutiny and no surprises after closing.
